Cheryl Rellstab has been involved in Nevada County real estate since 1984. As co-owner of a local contracting firm, her background consisted of building fine homes for clients and purchasing property and building spec houses. Having this experience contributed to her acquiring skill in both recognizing quality construction, evaluating a property's potential, and visualizing a perfect site for a clients dream home. Cheryl believes the most important contributions she can give to her real estate clients is to listen to their needs, advise them of all important facets of a real estate transaction, and guide them through the process. Developing client relationships is the key to becoming a successful agent and maintaining a level of excellence in client satisfaction and high production. Cheryl has been trained in mediation and negotiation. She regularly attends training seminars to stay current with the ever-changing real estate industry. Her love of Nevada County and her friendly, professional personality enables her clients to experience the buying and/or selling process in a comfortable atmosphere. Cheryl's success speaks for itself. She has been a top-producing agent for the past 10 years. Her production averages over 24 million in homes bought/sold annually. 2004 and 2005 were record years for Cheryl with 40 million and 44 million in sales, consecutively. Cheryl is an owner of the Keller Williams franchise in Nevada County. She was the top individual producing agent in the Keller Williams Northern California and Hawaii Region for 2005 and 2006 out of nearly 4000 agents and received national recognition at the Keller Williams convention for her achievement. Before Cheryl began her real estate career, she was a housewife who helped her husband with his home building business. She cleaned houses from time to time to help make ends meet, and, oh yes, she is the mother of SIX children and one greand daughter. Prior to getting into real estate, money was so tight that she used her know-how and love of making homemade pies to barter for services. She even paid her obstetrician for the birth of her sixth child with her now famous homemade pies. Even after she entered real estate, she continued to bake pies for her clients to show them her appreciation for being given the chance to represent them. To this day, her clients, friends and associates never pass up the chance to eat a piece of authentic "Cheryl Rellstab" pie. Needless to say, to the delight of many Nevada County residents, the tradition lives on.  

Your first impression of Cheryl's team is from Valda Luckey, Listing & Marketing Manager. Valda's greeting "It's a Great Day" says it all. She takes care of all of cheryl's marketing, including individual property listing coordination, newspaper, magazine publications, internet related advertising projects as well as unique campaigns that are created and designed on an as needed basis to suit our client's individual needs. Valda makes marketing calls on our clients properties once a week. Valda is an integral part of Cheryl's real estate team.  

The next integral part of Cheryl's team is Reesa Rees, Escrow, Transaction & Closing Manager. Reesa ensures your experience with us is smooth and uneventful. Reesa coordinates with all the parties involved in the sale of your home. Title, appraisal, termite inspection, lender, buyer, seller, listing & buyer agents are just a few of the many people she contacts on your behalf. There are approximately 32 people to coordinate with in a single transaction. Reesa oversees the escrow process for each transaction and works closely with the team in solving the occasional problem that may arise. Reesa is always ready and willing to go the extra step for you.

Buyers walk into your home in your area and fall in love with it. There is one problem--they will have to sell their home before they can buy yours. Their offer contains a contingency clause which makes the purchase dependent upon selling their present home. Should you accept such an offer?

Your decision should be based on several factors. Is their home being professionally marketed at this time, or are they trying to sell it themselves (a risky proposition!)? How long has it been on the market? Is it overpriced? If the house doesn't sell, can the buyers take out a bridge loan or make other arrangements to get to the closing table? How important is timing for you? Will the buyers agree to let you continue marketing your home and accept a non-contingent contract (and void theirs) if their house does not sell? Contingent contracts often work out well, but you need the help of a professional to weigh the pros and cons.
