  Your first impression of Cheryl's team is from Valda Luckey, Listing & Marketing Manager. Valda's greeting "It's a Great Day" says it all. She takes care of all of Cheryl’s marketing, including individual property listing coordination, newspaper, magazine publications, internet related advertising projects as well as unique campaigns that are created and designed on an as needed basis to suit our client's individual needs. Valda makes marketing calls on our client’s properties once a week. Valda is an integral part of Cheryl's real estate team. The next integral part of Cheryl's team is Lynn Kaye, Escrow, Transaction & Closing Manager. Lynn ensures your experience with us is smooth and uneventful. Lynn coordinates with all the parties involved in the sale of your home. Title, appraisal, termite inspection, lender, buyer, seller, listing & buyer agents are just a few of the many people she contacts on your behalf. There are approximately 32 people to coordinate with in a single transaction. Lynn oversees the escrow process for each transaction and works closely with the team in solving the occasional problem that may arise. Lynn is always ready and willing to go the extra step for you. The third member of the team is Cheryl Glace, she takes special care to see that all the homes listed have flyers and check for showings. Making sure that the homes are in good condition for those showings.

Tax Considerations >Capital Gains Exemptions
Home sellers are always interested in their tax deduction options. If you recently sold a home without meeting the basic ownership and use criteria for waiving capital gains tax, you might still be able to claim reduced exemptions if you meet certain other criteria.
Homeowners who had to sell because of a change in place of employment can qualify for reduced tax. You must prove that the job change occurred while you owned and used the home as your primary residence, and that your new job is located at least 50 miles farther from your residence than your previous place of employment.
A reduced exclusion from capital gains tax may also be granted for health reasons. If your motivation for selling your house was to obtain diagnosis, treatment or cure for a disease or injury to you or a family member, you can apply for an exclusion. Unforeseen circumstances such as death, unemployment, divorce or natural disasters may also reduce your capital gains tax. Consult a tax professional for advice about your unique circumstance.
